LUTHERAN  HOMES  TRUST BOARD

It is my pleasure, on behalf of the Trustees, to provide a report on the activities of the Lutheran Homes Trust Board (Lutheran Village) for the year ended December 2024

GENERAL

We have been fortunate this year to only have two residents leave, one to 24hr care and the other passed away.  Our waiting list remains healthy with at least eight who meet our requirements i.e. are over 65yrs, assets under $50,000 and have a Community Services card.

Our Communion services have been monthly due to the vacancy at St Lukes for a minister.  We have had Interim ministers who have all worked well with the Village.   Weekly morning teas continue with increasing interest again.

MAINTENANCE

All units have been kept at Healthy Homes standard.  This year the Board deemed it necessary to install surveillance cameras.  This came after residents were being disturbed during the night by people knocking on windows.  Thankfully the cameras seem to have fixed this problem.  Our total expenditure on maintenance for 2024 was $49555.

FINANCE

The balance of our cheque account as at the 31st December 2024 was $30,919.90 CR compared with $36,529.62 O/D in 2023.  The increase in rent to $150pw has helped our finances assuring we will have funds available to refurbish and maintain our units as becomes necessary.

The overall financial result for the year is as follows:

58 Matipo Street                                – $31,608.23

Lutheran Village                                   $67,449.51

Overall                                                    $35,841.28

We also received gifts as follows:

Milverton Trust                                     $750.00

Ngaire Sowman                                     $102.00

Gareth Jones                                          $52.00

We are indebted to these Benefactors for their interest in the Village and their gifts.

TRUSTEES

Sadly one of our Trustees passed away this year.  Roger Clausen was a founding member of the Trust Board 47years ago and his knowledge and personality are sadly missed.   I would like to thank the Board for their ongoing support and enthusiasm for the Lutheran Village and its Residents.  Trustees to retire by rotation are Blair Petersen and Lynne O’Connor, both of whom have confirmed a desire to continue on the Board.

We continue to enjoy good relations with our Residents and recognition in the Community as a valued facility for independent, senior citizens with restricted financial resources.
